Haines Gipson & Associates provided engineering services in renovating the 1924 Bonaventure Arms Apartment building that now houses the Clermont Hotel. The hotel will be renovated for use as a boutique hotel with 98 rooms, a gracious lobby and bar, and meeting space. The street front will be redesigned to include an entry plaza with a circular driveway for guest arrivals and valet drop-off. Amenities will include a restaurant to serve hotel patrons and neighborhood residents, and a rooftop bar with a stunning view of the surrounding neighborhoods and the Midtown skyline. Historic signage will also be preserved. The building underwent occupancy changes which required strengthening of the existing concrete structure. A mixture of fiber reinforced polymer strengthening and structural steel supplemental framing was used to increase the strength of the concrete structure.
