Project Description:
Haines, Gipson & Associates, Inc. provided the CivilEngineering services for the 375 Highland AvenueLuxury Home Complex near the Virginia Highlandsarea of Atlanta, Georgia. The luxury apartmentcomplex included 20 separate four-story residencebuildings with approximately 254 total housingunits. This project presented many challenges; mostnotably, the grading and road coordination. Due tothe large amount of units and the small area (8.5acres), we had to provide numerous scenarios toprovide a plan that met slope requirements andpedestrian/vehicular safety. Since the site issurrounded by four major roads, our clientrequested that we provide access to each side ofour development. We had to provide a site layoutthat met our client’s needs and the requirements ofthe City of Atlanta Department of Transportation,as well as the Georgia DOT. Some of the designcomponents of these projects included extensivepedestrian walkways, site fire protection anddomestic water service extensions to each building,the designing/detailing of underground stormwater management systems for each building, anderosion/sediment pollution control and preventionmeasures for the site. The amenities include aclubhouse, fitness center, 25-meter heated pool,controlled-access to each building, gatedentrance and landscaped private courtyards, andleasing office, and several smaller picnic/gathering areas throughout the complex. The floor plans ofthis Victorian-style development featured privateattached garages, private backyards and patios,second-floor wrap-around porches in some units,turreted bedrooms with 12-foot ceilings in someunits, and home offices. Haines, Gipson &Associates, Inc. also provided permitting throughthe City of Atlanta and constructionadministration services for the site/civil portions of the project.
